“Traditionally, to group all these services together, you’re working with five different vendors that can take up to 30 days just to get everyone aligned and get on everyone’s calendar,” said Ryden, who started the company after recognizing inefficiencies in the staging market. The listing preparation process has caused delays for real estate professionals and homeowners, resulting in missed opportunities in competitive markets.

Ryden noted that the staging industry was “very fragmented space, really cumbersome with like, the logistics of moving furniture, and just really inconsistent quality.” This fragmentation required agents to coordinate multiple vendors for staging, cleaning, moving, painting, and photography—a process that could take weeks or even months.

Homeowners can schedule staging online with the ease of ordering groceries or takeout, while an instant quoting system provides tailored recommendations in minutes based on property size and location.

Once booked, the service delivers a turnkey setup, with professional designers and movers transforming rooms in just a few hours—eliminating traditional delays and making properties market-ready faster than ever. Ryden described how Guest House has applied this solution across several markets, expanding from Denver to include San Diego, Orange County, Phoenix, and Scottsdale. The company has staged over 2,000 homes representing more than $2 billion in real estate transactions.

“We’re helping people list. If you come to us on a Monday, we can get you to market by a Thursday,” he said, emphasizing the time savings compared to traditional methods.

The approach has produced measurable results. In Colorado’s balanced market, where average days on market have risen to 60 days, Guest House clients are seeing different outcomes.

“Over 50% of our homes are receiving an offer within the first week,” Ryden reported, contrasting this with broader market conditions where “50% of homes last month took a price cut.”

A recent example involved a Denver home that went to market with Guest House staging, received multiple offers within the first week, and sold above the target price by 10%. The company maintains an NPS score over 80, which Ryden describes as “unheard of in this space.”

Looking ahead, Ryden sees potential for expanding their solution to cover more listing preparation services. The company recently received investment from the National Association of Realtors, which Ryden views as validation.

“We want to democratize it so much that any agent can access staging,” he said, positioning the service as “almost a public utility” for real estate professionals seeking to streamline listing preparation in a competitive market.
